Rabie Property Developers, the main developer of Century City, has done it again!  Their most recent developments in the precinct, Skywater, Park Place and The Bridges, has caused a trifecta of success with a total of just over R1bn sold to date.

“With the redevelopment of Ratanga Junction, we embraced an entirely new component of Century City’s landscape and formation.” says Mariska Auret, CEO of Rabie Property Developers.  “Beyond the creation of the park, our vision extends to providing individuals with the opportunity to wake up in this picturesque setting every morning and immerse themselves in an exceptional lifestyle. We invested over R100m into this idyllic oasis, which serves as the focal point for the upcoming developments along its perimeter, with our pioneering mixed-use project, Bridgewater, leading the way.  The park is also a gift to the people of Cape Town – a beautiful green space where you can run, walk, bring children to play, join the weekly parkrun or just simply sit next to water body and enjoy the diving of cormorants and the serenity of being outdoors.”

“All the developments being built around the park benefit from its captivating allure, allowing residents and visitors to witness and experience the envisioned lifestyle first-hand, without the need for any imagination.”

From Bridgewater’s mixed-use precinct, through to Nine Palms and On Park, Rabie’s unique approach to the design of each building is refreshing. Vivid architects, responsible for the iconic and award-winning Century City Urban Square, is responsible for the aforementioned, as well as Park Place and The Bridges.

Skywater, living connected

In addition to the developments around Ratanga Park, Rabie launched Skywater in the Century View precinct, a development that has been decades in the making.

Designed by Jakupa Architects, Skywater is the result of a unique partnership between Motion Property Investments (MPI) and Rabie. Motion Property Investments, founded by Godfrey Mokaeane, brings a professional yet socially conscious approach to property development, ensuring projects are not only practical and efficient but also impact- driven. Having previously worked at Rabie, Mokaeane’s return as a development partner makes this collaboration a natural fit.

At the time of writing, only 5 out of 122 units are unsold, with site handover to Big Ben Construction this month.

Skywater

Skywater will consist of three separate blocks with three floors each, containing a variety of studios, one-and-two-bedroom units and only two penthouse apartments. The buildings are elevated, with parking underneath, making the most of the view over the water, as well as mountain views.

Park Place Century City

Park Place

Consisting of three towers, set on the Eastern end of Ratanga Park, Park Place has sold out with R495m in sales.  Launched in April 2024, the structure topped out at the end of September 2025 and handovers are on track to start from March to May 2026.

This impressive six-hectare park has become a sought-after destination, drawing residents who appreciate the perfect blend of nature, convenience, and long-term value.

Positioned north-facing over water, Park Place boasts an expansive garden setting with direct access to the park’s tranquil waterways.

The conceptual architectural ethos was to design a development made up of three individual buildings set in a park land environment that will all h a v e their apartments facing this optimum orientation and with spectacular views over the canal and park.” says Paolo Viotti, Director at Vivid Architects.

“The breaking up of the development into three components allows for a more articulated built-form and scale with different building heights. The placement of buildings allows for the creation of a central social gathering space in the form of a small clubhouse facility with pool and other amenities to encourage social interaction amongst the residents.

Devon Usher, CEO of Property World, the sole agents for Rabie’s Century City developments, say that the demand for rental properties in Ratanga Park has been insatiable.

“The ever-growing semigration trend has driven impressive rental returns and multiple rental applications per apartment. We have also seen buoyant capital growth and numerous profitable re-sales. This combination of strong rental uptake and rising property values, coupled with a diminishing supply of new developments in Century City, is a golden scenario for any investor.”

Rabie's Park Place in Century City
The Bridges, Century City

The Bridges

Hot on the heels of Skywater, Rabie launched the final chapter of residential developments along the banks of Ratanga Park.

The first building launched at The Bridges, West Bridge, offers a collection of 106 luxury apartments over eight storeys, with serene views of Ratanga Park’s lush landscape, and vistas of Cape Town’s iconic mountains and Table Bay coastline.

Exquisitely designed for luxury, flexibility, convenience and long-term value, West Bridge includes a mix of studios, one, two and three-bedroom apartments, and penthouses.

This first phase sold 100 units in its first week, amount to over R300m in sales.  WBHO broke ground on 16 September and the launch of phase two is planned for early 2026.

Viotti explains, “The site for The Bridges development is blessed by both unbelievable North East views to the canal and park and back to Table mountain to the South West. The buildings and apartment layouts have been designed around this opportunity.

To further this, the design of the buildings ensures open view corridors between the buildings back to the water and park.”

“The overwhelming success of these launches stands as a powerful endorsement of Century City’s position as Cape Town’s premier mixed-use precinct, and a reflection of the trust and confidence our clients continue to place in Rabie.” continues Mariska Auret.

“Each of these developments has attracted record levels of interest and sales, underscoring not only the strength of the market, but also the enduring appeal of our vision for people-centred precinct development. Behind this success lies the dedication and passion of our exceptional team and partners, whose commitment to quality and innovation continues to set new benchmarks for urban living.”

Devon Usher adds, “In just three years, entry-level pricing in the Ratanga Park precinct has grown by over 40%, and demand continues to outpace supply.

With no transfer duty, VAT-inclusive pricing, and the added benefit of Green Bond savings, these developments make a compelling investment proposition, with a proven track record of robust rental demand and exponential capital growth potential.”

“At Rabie, our mission remains clear: to shape environments that enhance how people live, work, and connect. Places that balance sustainability, design excellence, and long-term value.” concludes Auret.  “As we look ahead, we remain committed to pushing the boundaries of urban innovation and continuing to deliver developments that stand the test of time.”
